How we calculate your nightly price
The free calculator shows what you need to charge to cover the costs you enter and earn your chosen amount. The municipality count is a separate view of registered supply.

Two prices for each booking channel
- Break-even rate: covers the costs you entered and booking fees.
- Rate with profit: adds the amount you want to keep per night after entered costs and the channel fee, before tax.
Both prices are calculated separately for direct bookings, Airbnb and Booking.com. Check your contracts and invoices for effective fee percentages. Starting values are editable assumptions, not guaranteed rates.
The formula
Cost per night = (cleaning + laundry) ÷ stay length + utilities + guest supplies + monthly fixed costs ÷ expected occupied nights.
For the break-even rate, target profit is zero. If cleaning is not charged separately, the separate charge is zero. Nightly prices round up to a whole euro; the stay total is nightly price × nights + the one-time cleaning charge.
A separate cleaning fee
Your cleaning cost and the amount charged to the guest are different inputs. The actual cost always stays in the calculation. We apply the channel fee to the full accommodation and cleaning charge. If your channel uses a different fee basis, this simplified model needs adapting to your situation.
A high separate cleaning charge can cover the required amount on its own, giving a calculated nightly price of €0. That is a mathematical result, not a recommended selling price.
Worked example: two nights
Cleaning €30, laundry €8, utilities €10/night and guest supplies €5/night give costs of €34 per night. With no monthly fixed costs, target profit of €60/night and a 2% direct payment fee:
- Cleaning included: break-even rate €35/night (€70 total); with target profit €96/night (€192 total).
- Separate cleaning charge €30: break-even rate €20/night (€70 total); with target profit €81/night (€192 total).
A shorter stay spreads cleaning and laundry over fewer nights. A lower nightly price for a longer stay does not by itself mean lower profit.
What we count in your municipality
The source is the AJPES Register of Accommodation Establishments (RNO), snapshot dated 4 October 2026, retrieved 5 October 2026. We sum records with status Active (s = 1), using the establishment's municipality and these original accommodation type labels:
- Apartma
- Soba
- Počitniška hiša
- Soba stanovanje hiša
- Soba, stanovanje, hiša
- Soba, počitniško stanovanje ali počitniška hiša
Historical label variants are included explicitly. Hotels, campsites, apartment complexes, tourist farms and other types are excluded. Establishment counts are not counts of rooms, beds, units, listings or unique hosts. Registration does not prove that a property is trading today, nor necessarily capture all short-term supply.
For a municipality with no records in this snapshot, we display zero with an explanation. This is not proof that no accommodation exists. Only the aggregate count is public; operator names and contacts are not published.

Limits and the next step
Prices depend on your inputs. They exclude income tax, separate tourist tax and platform fees paid by guests. This is not an accounting or tax service. Actual occupancy, demand, omitted costs and different fee structures change the outcome.
The free municipality count does not change the calculator price. A more detailed comparison of competitors, accommodation types and sizes, and verified market data is in preparation. Payments are not open yet.
